Short answer: HomeStars reports $35,000 to $75,000 for a medium (about 1,000 sq. ft.) basement, with per-square-foot figures ranging from $35 to $95 depending on scope. A bathroom, more electrical work, moisture problems or a layout with many rooms push the price up. HomeStars' own figures vary between sections of its guide, so treat them as a broad starting point, not a Brampton quote.

Brampton-specific costs
Building permit. Brampton requires a building permit to finish a basement. The City's Basement Finish package lists a fee of $326.21, plus $133.61 for each new window or door opening. Our basement permit guide walks through the application and inspections.
Drawings. The permit needs drawings. Whether your contractor, a designer or you prepare them affects cost.
Electrical. Electrical work needs a separate notification to the Electrical Safety Authority.
Hidden costs to plan for
- Moisture: fixing leaks, grading or a sump before finishing. See basement moisture problems to fix first.
- Ceiling height and ductwork: low beams and ducts can force bulkheads or rerouting.
- Windows: bedrooms need windows that meet the size requirements in the Basement Finish package; enlarging one is a significant cost.
- Plumbing rough-ins: a bathroom is much cheaper where a rough-in already exists.
Finished basement or rental unit?
A finished basement for your own family is a different project from a legal second unit with its own kitchen, which has extra Building Code, registration and rental-licensing requirements. Our permit guide explains the difference. NextWave Renos finishes basements for homeowners' own use.
Ways to control the budget
- Keep the bathroom near existing plumbing.
- Fewer, larger rooms cost less than many small ones.
- Choose durable mid-range flooring rated for basements.
- Decide on finishes before work starts, so changes don't add cost mid-project.
